Sale of £65m Finsbury Park station mixed-use project gathers steam

Development is one of the largest regeneration projects to take place in Islington.

City North, a mixed-use development above Finsbury Park tube station built by a joint venture between The Business Design Centre Group and Telford Homes, is to be sold, React News can reveal.

Clifton has been appointed sole agents on the disposal of the 100,000 sq ft mixed-use scheme located on a commercial concourse above the station.

The development, designed by Benson & Forsyth Architects, includes an M&S Foodhall, Picture House Cinema, Gymbox, Gail’s Bakery, Rosa’s Thai, Honest Burger, Tonkotsu restaurant and 34,000 sq ft of offices let to tenants including Spaces and Multiple Sclerosis Society.

The commercial element is understood to be up for sale for around £65m.

Above the retail and offices, the development includes 355 one-, two-, three- and four-bedroom homes across four buildings, including two towers. Nearly all of the open market units have been sold as well as 47 affordable apartments to Newlon Housing Trust.

The £220m development is the largest regeneration scheme undertaken in Islington since the Arsenal stadium project.

Clifton was formed in March 2022 by co-owners Ben Simpson and Jim Remfry following a rebrand of the long-established CWM Investment Team, previously led by the late John Miles. The team at Clifton has since launched sales instructions of more than £130m across all asset types, ranging from speculative land, multi-let urban logistics and town centre mixed-use schemes.

Ben Simpson, co-founder of Clifton, said: “The sale of City North represents a truly unique opportunity to own one of a very small number of purpose-built retail concourses on the London underground system.”

Jim Remfry, co-founder of Clifton added: “Rents in comparable station concourses at Fulham Broadway Centre, Hammersmith (Broadway Centre), Clapham Junction (Shopstop), Kensington Arcade are significantly higher than the average rent at City North, implying truly exceptional growth prospects for investors.”
