A recently completed office-to-resi scheme in Croydon has been put up for sale by its developer, React News can reveal.

Capella Court is a scheme of 86 apartments in Purley, in the London Borough of Croydon, built from a disused office building by Sheen Lane Developments. Allsop and Clifton Agency are marketing the building at a guide price of around £28.5m.

Sheen Lane was backed in the refurbishment of the office into homes by a £13.7m loan from Maslow Capital.

Formerly a 70,000 sq ft 1960s office known locally as the Volkswagen building, the tear-shaped island office is located on Purley Way, within a short walk of both Purley and Purley Oaks station.

The scheme includes communal amenity space and car parking. According to Allsop, it is close to being fully let.

Croydon has become one of London’s fastest growing residential districts, with schemes under way across the borough.

Projects include Amro’s acquisition of the Croydon Park Hotel for a £200m GDV build-to-rent project delivering 600 new homes, while high-profile developments that have completed include Tide and Greystar’s £200m modular tower, the tallest residential modular building in the world.
